An explosion of development in Aiken County

Two new proposed developments have been added to the list of new areas sprouting in the Aiken-North Augusta area.

FineDeering Development Group announced Thursday that it will be building two developments in the Graniteville area with the potential for 5,000 new homes to go up in the near future.

Sage Creek and Trolley Run Station are the proposed communities on a total of 2,400 acres of land. The developers are planning to bring the old-fashioned neighborhood feeling to the properties with smaller-than-normal lots and community schools nearby.

FineDeering has given 84 acres of the land to the Aiken County School System for construction of a new elementary school and later a middle school. That along with commercial development and green space will give residents of the area a little bit of everything.

The news is exciting for the economy of the area as the potential exists for 10,000 or more people to move into the county to occupy these new areas. It will also mean additional burdens on the infrastructure of the area with water, sewer and electrical services being taxed beyond their current levels.

The additional population will also have an impact on the roads in the area, notably S.C. 118, Trolley Line Road, Vaucluse Road, Bettis Academy Road and Ascauga Lake Road.

Aiken County has become a prize plum for new development with the high quality of living in the area, coupled with a good school system. It will take quick reaction on the part of officials to ensure that this boom does not surpass the capabilities of the local resources.
